Monthly assessments are due from each Glenbrook property owner
on the first of the month. There are different assessments for
townhouse owners and for single family property owners.

Please make all checks payable to “Glenbrook Homes – Woodgate TH” or “Glenbrook Homes – Linden Park SF” respectively and use the address below for all dues payments. Checks or Online Banking must show the following:

Instructions for Online Payments
 
In addition to sending a check, CSM offers multiple options for owners to pay their dues. To pay your dues online, please
visit https://csmhoa.com/pay and click the “Pay Dues Online” button. We accept electronic checks, and all major credit
cards. Please note that credit card payments will incur an additional fee of 4% by the bank to cover the processing costs
and e-check payments will have a processing cost of $1.95.
 
Instructions for Automatic Withdrawal of Association Dues (ACH)
 
First Citizens Bank offers ACH withdrawal through their website at https://propertypay.cit.com/. Please note that ACH is only free if you set up recurring scheduled payments through First Citizens bank.

Clubhouse Rental Agreement
All reservations are made on a first come, first serve basis. 
 
Residents must be current on their dues to rent the Clubhouse or Pool, then contact the Villages of Glenbrook at 402-739-8083 and also Email request to: clubhouse@villagesofglenbrook.org to verify availability. 
 
Once the date(s) are verified by the Association, then send a formal request using that attached form to reserve the clubhouse with the $100.00 rental fee and the $200.00 deposit that must accompany the form. If you cancel the rental two weeks or less before the rental date, only the deposit fee will be refunded. The rental fee will not be refunded. Clubhouse keys are not handed out to renters. An Association directors will unlock the clubhouse for you the day of the rental and you will lock it upon leaving, after clean up.

GLENBROOK HOMEOWNERS ASSOCIATION CLUBHOUSE RENTAL RULES 
RENTAL FEE AND DEPOSIT: The rental fee is $100.00 per day. Both the rental fee along with a damage deposit of $200.00 must be mailed to the Glenbrook Homes Association. The deposit will be returned after the approval of a GHA Board Director. Reservations are made on a first come first serve basis. When the forms to reserve the Clubhouse are received, the rental fee of $100.00 and the deposit fee of $200.00 is due at that time. If the rental is cancelled two weeks or less before the scheduled date, the rental fee will not be refunded. The $200.00 deposit will be returned.
 
PLEASE NOTE: Please read and follow the conditions of the rental contract.
 
ROOM CAPACITY: 50 PERSONS – Club house rental only. 
  1. Only residents of Glenbrook whose dues are current may rent the clubhouse/pool and will be responsible for all activities during the rental. Those residents who rent their home must pay with two cashier checks or money orders. 
  2. Failure to appear at the stated time will result in forfeit of this contract. The club house $100.00 rental fee and/or pool rental fee will not be refunded. 
  3. All catering possessions must be removed after activities or the deposit will be retained. 
  4. Glenbrook MUST approve all party decorations other than flowers. Please advise what materials are going to be used. 
  5. Nail pounding is absolutely prohibited! Any taping should not damage the clubhouse fixtures, walls or any other painted surfaces. 
  6. Balloons should not free float in the building; they must be secured. (Loose balloons interfere with the security system.) 
  7. The resident/host is responsible to advise the Caterer and Bartender to keep the clubhouse neat and orderly during the party. Everything must be cleaned up after the party. 
  8. Caterer and Bartender must remove all trash. 
  9. The clubhouse rental does not include use of the swimming pool. Pool rental is a separate rental option.
  10. The resident/host must be on site during the duration of the party. 
  11. Glenbrook residents must be current on their Association fees in order to be eligible to rent the clubhouse/pool. 
  12. Glenbrook is not responsible for dusting before clubhouse rental. 
 
Pool Parties
  • $125 – up to 2 hrs – limit of 25 guests
  • $150 – up to 2 hrs – more than 25 guests
  • *$160 – up to 3 hrs – limit of 25 guests
  • *$185 – up to 3 hrs – more than 25 guests
*Must be selected at the time reservations are made, no refunds if less than 25 guests come to the event.
  • Pool and clubhouse are not available for rent on Tuesdays.
  • Life guard will be provided and is included in the fee.
  • General pool rules will be observed at all times.
  • Deposit will be the same as regular club house rental, $200 and will be returned if the club house and pool area are cleaned and rules are followed without incident.
  • Any actions by the renting party (resident) or his/her guest that result in the police being called will result in the suspension of clubhouse and pool rental privileges’ for a 12 month period from the date of the incident. The deposit will be forfeited.

Clubhouse Closing Time and non-rental days:
 
The clubhouse is available for rental on major holidays (Thanksgiving, Christmas Eve, Christmas Day, New Years Eve, New Years Day or Easter Sunday), subject to the availability of personnel to open the building.
 
All clean up must be completed by 1:00 a.m.
All party belongings should be removed that night; only rental items might be stored until the next day. If rental tables and chairs need to be removed by us, there will be a charge added to the bill.
 
All rules must be strictly adhered to. Any violation will result in the loss of your deposit! Please call the GHA line (402-739-8083), two weeks before the rental date. Deposit should be received via USPS two weeks prior to the rental date.
 
Users not courteous and cooperative with management or other representatives will be denied future use.
 
 
 
Clubhouse Rental Rules and Regulations – Read prior to Rental
 
If everything falls into place and the weather cooperates, we hope to open on the weekend following memorial day but that is NOT a guarantee. We will keep you posted.

To allow the residents the use of the pool, we will allow 4 guests per household.  
The baby pool will be closed until the Health Department authorizes.
Residents are allowed to bring in pool toys and take them home, we will not have any toys to “check out”.
 
Anyone unwilling to comply with pool rules, will be denied the use of the pool.  
 
One of the issues that come up every year is that if you are not current on your dues, you and your family will not be allowed to access the pool. Each of you have received a statement showing your account balance as of May 1st. If the amount is a negative amount (-$40.00) it means that you are paid ahead, but if the amount showing is a positive amount ($40.00) it means you have not paid that amount. If that amount is paid by June 1st, access will be allowed. A report is sent to the Pool Manager every two weeks during the summer months, so if the balance is paid at a later point in time, the family will be allowed access to the pool. The pool manager is not allowed to accept payments.
 
 
 Service is provided and paid for by the City of Omaha and occurs Fridays.
 
Each resident should have been provided a cart with the BLACK LID which is for your garbage AND yard waste. Think of it as your waste cart (garbage + yard waste = waste). The cart with the GREEN LID is for your recyclables. On the front of each cart is a serial number identifying them as yours. Your waste cart will be picked up weekly on your current collection day. Your recycling cart will be picked up every other week on your current collection day.

Remember, Glenbrook is now part of the city of Omaha. Our emergency services are provided by the following:  
  1. Law enforement by the Omaha Police Department. 
  2. Fire service by the Omaha Fire Department.

Situated in northwest Omaha on high and sightly rolling farmland, the Villages of Glenbrook consist of:

 

  • Approximately 92 townhouses clustered near the main Eastern entrance at 78th and Vane Streets; and
  • Approximately 142 single-family homes sited up and down the gently rolling hillside streets and cul-de-sacs.

Homes Association and shares in this neighborhood

 

Amenities:  

 

  • A community clubhouse with swimming pool on Vane Street;  
  • Community garden plots behind Vane Street
  • Forty acres of greenspace with winding asphalt bike trails;
  • 1 large handicap-accessible playground at the Northwestern edge of our neighborhood near 80th and Hanover Streets;
  • 3 small tot-lot playgrounds scattered throughout the greenspace; and
  • Picnic tables and park benches scattered along the asphalt bike trails throughout the greenspace.

About the Glenbrook Homes Association

Every Glenbrook property owner:

 

  • Belongs to the Glenbrook Homes Association (GHA),
  • Has the responsibility for paying a monthly association assessment to cover neighborhood services,
  • If current on monthly assessments, has the right to cast one vote at the annual meeting (held in the Clubhouse during January), and
  • Has access to all Glenbrook facilities and amenities.  

 

The work of the GHA is facilitated by the Glenbrook Board of Directors.  This Board of Directors consists of 6 Glenbrook resident property owners (2 from the townhouses, 2 from the single-family homes and 2 from either single-family or from townhomes). These directors are elected for staggered terms of office by the Glenbrook property owners during the annual January meeting.  Each year 2 Directors are elected.

 

Among the most important duties of the GHA Board of

Directors are supervising our large annual budget (funded by our monthly association assessments), maintaining compliance with our Glenbrook covenants, and supervising contractors for the maintenance of our neighborhood amenities; for example, lawn care; snow removal from the asphalt streets; swimming pool operation and similar items.

 

Additionally, Glenbrook residents form volunteer committees under the direction of the GHA Board of Directors. Examples of these community volunteer committees include the Architectural Committee, the Pool Committee, and others.
