Before filing a Town Home Maintenance request, please consider the following stipulations as outlined in th Rules and Regulations:
The Association covers repairs to damage caused by aging and/or natural deterioration of exterior material. The cost of storm related damage is covered by the home owner’s structural insurance. The Association has the responsibility for exterior maintenance of the dwelling, which includes paint, repair, replacement and care of roofs, skylights, gutters, downspouts and siding, but not windows or cleaning of chimneys. Maintenance of the photo electric cell on the front of each town home is covered by the Association. All internal repairs of the town home are the responsibility of the homeowner.

Town Home owners must carry casualty insurance on their residential structure. We recommend that the amounts of coverage be at least 100% of replacement costs. Owners are responsible for paying their deductible, and will not be allowed to take advantage of their neighbors by demanding that the Association make up the difference of a higher deductible. Repairs will be made only by licensed contractors, with valid workmen's compensation insurance, using methods approved by the Association and its Architectural Review Committee with a warranty for the work performed.
Failure to notify your insurance company of actual or potential storm damage, will result in the Glenbrook Home Owners Association not being liable for the storm damage. If the Glenbrook Home Owners Association must make repairs to protect the property from damage; or to rehabilitate it in the future, when insurance would, could have paid for the repairs, the cost of the repairs will be assessed to the property owner.

Private deck areas and stairs not serving the main entrance of the town home, private patios and private fences are the owner’s responsibilities. Any major repairs planned must be submitted to the Board of Directors for review by the Architectural Review Committee (see above) 30 days prior to the planned commencement of repairs, unless there is a special emergency. The resident must have received approval from the Board of Directors before commencing the repair or improvement. If a safety issue becomes apparent; the Association may step in and correct the problem, and assess the owner for costs in such cases.
There will be occasions when it will be necessary to partially or completely dismantle areas not maintained by the Association (rear decks, fences etc) to be able to do proper repair work on areas of the Association’s responsibility. These will be restored by the Association at the Association’s cost.
The Glenbrook Homes Association is not responsible for payment for repairs done without prior approval, or for covered maintenance done by the homeowner out of schedule or sequence. The Association assumes no responsibility for repairs done on non-covered items, such as mentioned above.
