The Glenbrook Homes Association requires a $100.00 real estate transfer fee to be paid upon the sales of any property that is part of     the Association that is finalized after April 1, 2018. The fee is used to offset the additional cost the Association encounters when             property is sold. Failure to provide notice and pay the fee will result in the seller continuing to be billed for all assessments until the fee  is paid and proper documentation of the purchaser's correct billing address.                                                                                                        

Form - After April 1, 2018 all property sold, must file certified notice to the Glenbrook Homes Association 
Seller Real Estate Transfer Notice - The selling agent must complete the Seller Real Estate Transfer Notice (Exhibit A) on the closing date and send the original by certified mail to Glenbrook Homes Association at 7901 Vane Street, Omaha, NE 68122.

As an experienced realtor, you are aware that Home Owner Associations have covenants that define the character of the subdivision. The Glenbook town homes are not condominiums. We want to do all that we can to help you and your client to be informed of the rules that give our neighborhood its character and helps us maintain that character.

We are convinced that the more you and your clients understand about Glenbrook, the more desirable it will be to live in this well established neighborhood.                                                                              
It is very important that you read and understand Article V, Section 1 in the Declarations for Linden Park and for Woodgate. Review that section with the property seller to insure that the selling process will be trouble free.
